At De Martini Fletcher we pride ourselves on the depth of experience across the range of company activities.

With over 100 years of combined development experience across both the property and investment sectors, we are able to identify emerging market trends and capitalise on the best opportunities for profitable property investment.

The philosophy of internally managing the portfolio produces outstanding long term results due to closer scrutiny of the day to day operations of each property.


De Martini Fletcher was formed in 1980 as a collaboration between John De Martini Properties and the John Fletcher Group of Sydney.

John De Martini is a well-known and respected property professional who has successfully operated in the Queensland market for over 40 years. Based in Sydney, the John Fletcher Group has operated for over 70 years, working across a range of Australian property markets.


We approach every project with a single goal — creating long-term investment returns.

To achieve this, and to maintain the highest standards, we oversee all aspects of the development process, from inception to delivery. Meticulous internal portfolio management allows us to manage daily property operations, ensuring a successful outcome for every project.

Meet the Team

JOHN DE MARTINI Managing Director

As the co-founder of the group and the Managing Director, John oversees the day-to-day operations of the company. He is responsible for many of the group’s development activities. John’s eye for detail and outstanding industry relationships have been instrumental in shaping our successful track record.
Based in Brisbane, John guides the strategic direction of asset acquisition and market selection to ensure the success of the group through the inevitable peaks and troughs of property cycles.


Steve has an extensive background in financial management. He has been the Chief Financial Officer and Managing Director at a range of Sydney based companies across the Transport Logistics, Investment and Property Development industries.
As a Director, Steve oversees DeMartini Fletcher’s financial management and funding arrangements for our asset portfolio. Steve’s strategic financial advice has helped accelerate the group’s growth and prospects in recent years. With his sound and considered approach to financial management, DeMartini Fletcher’s continued prosperity is assured.

JOHN LUNNEY Development Director

John Lunney holds more than 20 years experience in the Property Industry from his earlier years of Property Leasing and Portfolio Management, working his way through various avenues to become De Martini Fletcher’s Development Director. John is responsible for the overall management of all aspects of property development.
Recently completing the “Enclave Residences” Development in Wynnum, John lead the way to achieving two awards being the 2019 UDIA Finalist for High Density Development of 10 storeys or less and 2019 UDIA Finalist for Medium Density Development for which John dedicated long hours and hard work to bring this project to a professional finish.

TONY DWYER General Manager / Development Manager

Tony joined De Martini Fletcher as Development Manager November 2019, to strengthen their development capabilities specifically around project procurement and delivery.  Tony brings over 25 years’ experience from his Project Management background working across both private and public sectors in Australia and the United Kingdom.
Tony is professionally qualified as a Chartered Building Surveyor and brings to De Martini Fletcher a breadth of expertise and experience in feasibility studies, dilapidation reports, design management, tendering, main contractor procurement, construction contract administration and supervision (superintendent).


John De Martini (Jnr) plays a valuable role in ensuring the De Martini Fletcher Property Portfolio is at its highest standard for presentation of vacant tenancies, liaising with Commercial Property Agents daily, providing up to date and current leasing statistics to ensure low vacancy rate.

SALLY COLLINS Property Manager

Sally has worked with De Martini Fletcher for the past 8 years, starting in the accounts department, then moving across into property management 5 years ago. She offers her clients a wealth of expertise, possessing a natural flair for leadership, communication and understanding of contractual lease agreements and documents.
Sally thrives on the variety that her role brings and excels daily by the challenges and opportunities presented to her. Sally believes that trust and exceptional communication skills are the keys to building strong and respected relationships with her clients.

A hardworking and dedicated individual, Sally’s attention to detail is second to none. Her commitment to consistently providing high standards of quality service to De Martini Fletcher and tenants is as genuine as it is evident.

STUART HAYMAN Financial Controller

Stuart is the Financial Controller at De Martini Fletcher and is responsible for its finance function, including management accounting, compliance, payroll, planning and analysis.
He has over 25 years’ experience in finance management in Australia and overseas, bringing with him broad experience in all aspects of accounting and financial management.
He has worked across various industries in various finance roles for organisations such as Mars, Puma Energy, Mountain Designs, Bartercard, eta.
Stuart holds a Bachelor of Business from the University of New England, Northern Rivers (now Southern Cross University) and is a Member of CPA Australia.


Hi John, I own Apartment 207 at Enclave. I just wanted to email to say a really big thanks for a couple of things. First, the development. It’s everything I hoped it would be and more. It’s been thoughtfully conceived and there are so many aspects that are beautiful to look at and work at a practical level as well. I personally think it’s a landmark for the Wynnum area. So many people I speak to at Enclave tell me that they still pinch themselves every time they walk through the front door.

I absolutely love what you’ve done. I also wanted to recognize how much DMF have gone above and beyond. In particular, Tony. He has done what I regard as an absolute above and beyond job finding solutions. I was always blown away by the level of customization and personal involvement you had in the project and Tony is no different. Thanks for a beautiful apartment and special place to live. It has been an absolute pleasure dealing with you and the rest of the De Martini Property team over the years.

As I had stated in an earlier email when we gave notice, we are sorry to leave the office. We thank you for being a great landlord to us over the last 21 years.

OFFICE MANAGER Funding Strategies & BlueMount Capital - Lvl 5/15 Astor Tce

I just wanted to send you a quick email to let you know how much we appreciate Norm and Dennis. Nothing is ever too much trouble for them and yesterday Norm went out of his way to help us get into the MDF box after Telstra accidentally cut off our internet. Telstra didn’t tell us until the last minute that they would need access to the MDF because we had originally been told that the problem was at the exchange. So we weren’t able to give Norm any warning but he still managed to help us. We feel lucky to have them around and just wanted to pass that on to you.

I wanted to drop you a line to share how happy we’ve been with the entire process involved in taking up tenancy at 87 Wickham Terrace, Spring Hill. Right through from John Jnr’s helpfulness and patience in accommodating our numerous requests and queries in the early stages, through to the building and painting team led by Nick and Harry, who were so obliging and always with a smile or useful suggestion, to working with my “new best friend”, Sally, and of course there is the ever vigilant and efficient, Dennis, who’s been a great asset in settling us in.

Our team was also impressed yesterday by the Fire presentation from comedian come safety expert, Charles, as well as by Jim’s cleaning team last night. You have assembled a wonderful group of individuals and our thanks to them all for making our move into our lovely new office, so seamless.
