New tenants must watch the induction video, then click the registration button to log your details into the DMF Safety system for compliance purposes. This option will also allow team members to be added to our mailing list for building updates.

Keys and/or swipe cards will be issued upon hand over with property management once all required documentation has been completed and returned.

Yes. Additional keys, remotes or access cards may incur a fee. Lost access devices must be reported immediately.

The landlord is responsible for base building structure and services (e.g. roof, external walls, common areas), subject to lease terms.

Landlord-related maintenance (e.g., structural issues, base building systems) must be submitted via the Maintenance Request form below. Internal tenancy issues are to be arranged directly by the tenant.

This usually includes minor internal repairs and maintenance such as light fittings, internal power points, plumbing fittings within the tenancy, internal doors, fixtures, and equipment installed by the tenant. Please refer to your lease for exact responsibilities.

Yes. Tenants may engage their own contractors for issues that are the tenant's responsibility under the lease, provided the works are limited to the tenancy and do not affect base building services or common areas. More information can be found on the Contractor Details page.

Approval is generally required if the works could affect base building systems, services, structure, fire safety, waterproofing, or common areas. If you’re unsure, contact building management before proceeding.

Yes. All contractors must be appropriately licensed, insured, and compliant with workplace health and safety requirements. Evidence of current insurance and licences may be requested before access is approved.  New contractors should watch Site Induction videos and complete the appropriate Induction form available on each building page.  Contractor Portal

Contractors must follow building access procedures, including sign-in requirements, permitted working hours, and any site induction processes. Access outside standard hours requires prior approval.

If a tenant arranges a contractor for an issue that is later identified as a landlord responsibility, any costs incurred may not be reimbursed unless prior approval was obtained.

Yes. Please advise building management once works are finished, particularly if services were isolated, alarms were affected, or access was provided to common areas.

No. Base building systems may only be serviced or modified by approved contractors engaged by building management, unless written approval is provided in advance.

Use the "Incident Report" button below to report any incidents or hazards immediately. For emergencies, follow the safety procedures outlined in the Fire Evacuation Manual, or inform 000 as necessary.

Examples include:

• Active fire
• Major water leak or burst pipe
• Electrical hazard or exposed live wiring
• Lift entrapment

In life-threatening situations, call 000 immediately before notifying management.

Yes. Tenants must keep records of servicing and maintenance for compliance and end-of-lease purposes.  These should be submitted to DMF Property Management via the Compliance Records Form. 

Tenants are responsible for servicing internal air conditioning units within their tenancy unless the lease states otherwise.  Exceptions to this will be discussed with Property Management at the hand-over process.

Generally every 6 months, but this may vary depending on usage and lease requirements.

Blockages within common area bathrooms should be reported to DMF via the Building Maintenance Request form to be actioned accordingly.
Blockages within the tenancy are typically tenant responsibility unless caused by base building failure.  

Notify building management who can refer a tradesman or arrange works as necessary. Do not attempt to access sewer pits or external drainage systems.

Tenants are responsible for maintaining fire equipment installed within their tenancy (e.g. extinguishers, fire blankets), unless part of the base building system.
Please refer to your lease for specific requirements, and note there are some exceptions for Government tenancies.  

No. Fire equipment must remain accessible at all times. Recommended clearance is typically 1 metre.

Yes.  Tenants are expected to submit all compliance reports to DMF Property Management via the Compliance Records form.   Your fire equipment will be checked on your 6 monthly inspection.  

Evacuation training is completed annually by a DMF selected company.  

Advance notice of training will be provided by DMF via our mailing list.  Please ensure you are on the list to keep receiving building wide updates.  

The designated assembly area are displayed on evacuation diagrams around the building.  

Please visit your designated building page for all documents currently available.  

Use designated bin areas only. Do not leave rubbish in common areas.  Any issues with the bin areas should be reported to DMF via the Building Maintenance Request form.  

No. Bulky waste must be arranged privately by the tenant unless otherwise advised.

Any alterations require landlord consent prior to works commencing.  Full plans must be submitted and discussed with DMF.  External contractors must also complete Site Induction processes before being allowed to work within DMF properties.  For more information, please submit a Property Enquiry form to engage a staff member.  

Yes. All signage must be approved by the landlord and comply with council regulations.

Tenants are responsible for setting up electricity, internet (e.g., NBN), and telecommunications accounts directly with service providers.

No. Please engage your own contractor to manage this, as they will need to determine the works required for individual tenancies. You will also need to contact NBN who can advise your contractor of specifications required.

DMF will provide access to MDF rooms as required, please provide adequate notice to ensure this can be arranged.  

Yes, subject to landlord approval.

Tenants must ensure doors are secured after hours and not provide access to unauthorised persons.

The tenancy must be returned in accordance with the lease, typically including removal of tenant fixtures, professional cleaning and making good.  Full details will be outlined on the lease, which will be discussed with Property Management prior to exiting.
