Yes. Tenants may engage their own contractors for issues that are the tenant’s responsibility under the lease, provided the works are limited to the tenancy and do not affect base building services or common areas.

This usually includes minor internal repairs and maintenance such as light fittings, internal power points, plumbing fittings within the tenancy, internal doors, fixtures, and equipment installed by the tenant. Please refer to your lease for exact responsibilities.

Approval is generally required if the works could affect base building systems, services, structure, fire safety, waterproofing, or common areas. If you’re unsure, contact building management before proceeding.

Yes. All contractors must be appropriately licensed, insured, and compliant with workplace health and safety requirements. No. Base building systems may only be serviced or modified by approved contractors engaged by building management, unless written approval is provided in advance.

If a tenant arranges a contractor for an issue that is later identified as a landlord responsibility, any costs incurred may not be reimbursed unless prior approval was obtained.

Yes. Please advise building management once works are finished, particularly if services were isolated, alarms were affected, or access was provided to common areas.
